Residence - Marigny Avenue, Old Mandeville, LA

A challenging project on Mandeville's most historic boulevard, Marigny Avenue.  Named after the City's founder, John Bernard Xavier Philippe de Marigny de Mandeville, Marigny Avenue is one of the City's grandest north/south streets. The client needed five bedrooms in 2600 sf and wanted porches front and rear.  The solution involved street facing living spaces opening to a grand front porch in the tradition of historic homes not only here in Mandeville but around the country, remembering from the time when families would gather in the front of their homes, on their porches, and in their yards embracing a sense of community.  The Master Suite is located in the rear with its own porch overlooking the rear yard with the other four bedrooms and utility spaces in the center of the 40' home.  The design is a simple gable centered on two southernmost column bays with a lean to roof spanning front to back on the northern side to keep the overall height in line with the existing streetscape.  Classic exterior proportions were achieved with 12' ceilings, allowing for tall windows and 10' window and door head heights throughout.  Porch railings were detailed to visually reduce the scale of the code required height and enhance the vertical porch proportions.
